Cat A and Cat B fit out for your office space

If you’re a landlord or property developer, a Cat A fit out is the redevelopment of a building to create a blank canvas ready to rent or sell to companies who then further develop the space to create an office to their own specification. A Cat A fit out includes mechanical and electrical services, flooring, ceilings, walls and fire detection systems.
A Cat B fit out personalises a redeveloped office for incoming tenants or buyers. It takes your blank canvas and makes it into a fully functioning office with branding, designated areas such as meeting rooms, breakout areas, kitchens and toilets, along with finishing touches such as furnishings and décor. Furniture is a significant factor for CAT B fit outs and the required furniture should be included in the earliest planning stages.

Our commercial interior design process is key to the success of our projects.
Understanding the needs of the client
At the start of our commercial interior design process we take time to absorb what the client wants to achieve from the project. We make sure we understand the aspirations of the business, the practicalities such as layout and flow and how brand identity should be incorporated in the design.
Recent changes to work patterns now influence what a client needs from their commercial interior design. Hybrid and flexible working have affected the amount of space needed for workstations and the mix of furniture that will accommodate the entire workforce. Each client’s needs are different from the next client so it is important that we listen well to understand their vision.
We evaluate the conversations with the client to create a range of sketched designs to see what the client likes. We also share our portfolio of completed projects so they can visualise how their own offices might look.
Once the concept is agreed we create 3D images and videos to bring the design to life. This helps to focus the mind on what would really work, as opposed to a concept wish list that might produce limitations or overstep the budget, before starting any work.
It is at the design stage that we suggest and decide on furniture for the offices to make sure that the requirements of the entire project are achievable.

Our office fit out projects
An example of a combined Cat A and Cat B office fit out project, business relocation company Harrow Green asked us to help with a client’s relocation to Cambridge.
The new premises needed a full Cat A and Cat B fit out. The project included mechanical and electrical works, the installation of a fire-rated suspended ceiling with LED light panels, meeting rooms, offices and kitchens, a breakout area and a mixed flooring of vinyl and carpet tiles. We installed contemporary office furniture, in some of which we installed an integral plug-and-play system.
Qdos Head Office
The Operations Director at Qdos was to oversee a new office extension at the company’s Leicester headquarters. Eatock Design and Build had been recommended to her as office fit out specialists, and of course we were happy to help.
Our remit was to provide expert office furniture specification and design. This included chairs, desks and monitor stands. According to the client, “A new smart, stylish 64 seat office was complete where the furniture enhanced the décor. Despite unforeseen circumstances and difficult external restrictions of Covid-19, the Eatock Design and Build team delivered an exceptional office refit service."
For 33Legal, a Manchester firm based in the city centre, the focus of their office fit out was to create an office space that would attract the best talent and inspire creativity and productivity.
We presented various design options and created a detailed brief. The project covered 6000 sq ft of office space and included module offices, meeting rooms, a boardroom and media booths along with practical design touches such as sound-absorbing acoustic doughnuts and storage with planters.
